Project Management Services for ADU or Tiny Homes
ContractorDave extends his proficiency in project management to ensure the efficient and cost effective
execution of your project. We strongly advise initiating early communication between our
team and your chosen contractors. Drawing from our extensive experience, we are adept at
proactively addressing complex code compliance issues and project-specific challenges.
General Scope of Project Management Services:
-Communication and scheduling for all aspects of the project, between all contractors, tradesmen,
suppliers, transportation services, Champion Homes departments: sales, engineering team, warranty
repair service crews. County/City officials, County/City community development personnel,
County/City inspectors, Caltrans and local traffic and road department personnel, customer and
property owners, neighbors and the surrounding community
-Provide all team collaboration efforts to facilitate the smoothest best possible construction project
throughput
-Monitor all pricing, contracts, both labor and material costs and verify fair business practices of all
contractors, suppliers and vendors
-Assure all contractors, suppliers and vendors on site have fully up to date licensing as required,
insurances, and bonds as required by the state of California
-Health & Safety measures verified and monitored to prevent injuries and illness
Description:
Contractor Bids Solicited and Procured
• We will solicit bids from contractors and procure the best bids for the project.
• We will research contractor’s background, work experience, consumer ratings
• We will work with you to review the bids and make a selection.
• We will negotiate contracts with the selected contractors.
Full Project Agreement and Commencement
• Once we have secured for you the necessary contracts with contractors and vendors, we will
finalize the full project management agreement with you.
• We will review the agreement with you and answer any questions you may have.
• Once you have agreed to our services, we will secure and sign an agreement with you.
• Once the agreement is in place, we will commence work on the project.
Scheduling of All Contractors and Vendors Begins
• Communicate the schedule to all contractors, vendors and inspectors.
• Track the progress of the project and adjust the schedule as needed.
Delivery and Installation of the Job Materials
• Coordinate the delivery and installation of all job materials.
• Inspect the materials upon delivery to ensure that they are correct and in good condition.
• Work with the contractor’s schedule to install the materials correctly and on time.
Contractor Management and Assurance of Date Commitments and Arrivals
• Manage all contractors and vendors on the project.
• Ensure that all contractors are meeting their date commitments and arrival times.
• Address any issues or concerns that arise with contractors or vendors.
Construction Portion of the Project
• Oversee the construction of the project from start to finish.
• Ensure that the project is being built to the agreed-upon specifications and on time.
• Address any issues or concerns that arise during construction.
On Going Project Management
• Circular communication ongoing between, municipality, contractors and factory
• Government relations (engineering, plans, permits and inspections)
• Quality assurance of construction work
• Coordination and scheduling of all aspects of the job
• Final inspections conducted.
Government Relations (Engineering, Plans, Permits and Inspections)
• Obtain for you all necessary engineering approvals, permits, and inspections.
• Work with the government to ensure that the project is compliant with all applicable laws and
regulations.
Quality Assurance of Construction Work
• Inspect the construction work on a regular basis to ensure that it meets the agreed-upon
specifications.
• Address any quality issues that arise.
• Manage all vendors and contractors and facilitate recalls as needed.
Coordination and Scheduling of All Aspects of the Job
• Coordinate all aspects of the job, including contractors, vendors, and suppliers.
• Ensure that all work is completed on time and within budget.
Final Inspections Conducted
• Conduct pre-inspections of the project to ensure that it is complete and ready for final
inspections.
• Conduct final inspections of the project to ensure that it is complete and ready for use.
• Obtain all necessary final approvals from you and the government.
Re-works and Repairs Coordinated and Scheduled
• Coordinate and schedule any necessary re-works or repairs with contractors and vendors.
• Ensure that all re-works and repairs are completed on time and within budget.
Sign offs of Permits and Closing
• Obtain all necessary signoffs of permits from the municipality.
• Close out the project with you and all contractors and vendors.
Obtain Certificate of Occupancy Delivered to you personally.

• Review the project with you and identify any areas for improvement via walkthrough.

Site Inspection and Preparation:

- Based on the recommendations from your contractor, excavation company, or handyman, prepare

- If you've chosen to have ContractorDave provide the installation of the ADU on its foundation,
coordinate with them to ensure the foundation is properly prepared according to their specifications.

- Work with your electrician to assess the existing electrical service on-site. If necessary, upgrade the
electrical system to meet the ADU's requirements. Ensure the electrical system complies with local
building codes and safety standards.
5. Plumbing Installation:
- Collaborate with your plumber to design the underground plumbing system to connect water and
sewer services to the ADU. Ensure that all plumbing work is performed in compliance with local
regulations.
6. Gas Service Installation (if needed):
- If your ADU requires gas service, consult with your plumber to plan the installation of the gas lines.
